Resolution 2021-234 of the City Council of the City of Fairfield Accepting the Landscape Improvements for the Canon Station Planning Area 4 – Neighborhood 7 as Complete

| | | | | | | | STATEMENT OF ISSUE | The adoption of the resolutions will accept the subdivision and landscape improvements for the Canon Station Planning Area 4 – Neighborhood 7 as complete. |

| | | | | | | | DISCUSSION | One Lake Holding, LLC has completed all the required subdivision and landscape improvements at Canon Station Planning Area 4 – Neighborhood 7 in accordance with the subdivision and landscape improvement agreements approved by City Council on August 4, 2020, by Resolution Nos. 2020-155 and 2020-156. This residential project consisted of 68 single-family residential homes (20 low-density homes, 22 medium-density duet condominium units, and 26 medium-density stacked condominium units).
Staff has inspected the subdivision and landscape improvements and found them to be complete in accordance with City standards and the requirements of the subdivision and landscape improvement agreements. The proposed resolutions accept the subdivision and landscape improvements as being complete, except for the obligation of One Lake Holding, LLC to repair or reconstruct defective work for a period of one year after final acceptance.

| | | | | | | | FINANCIAL IMPACT | Acceptance of the public improvements obligate the City to maintain the improvements, which include Cinnabar Drive and water, sewer, and storm utility infrastructure. Sidewalks, streetlights, and appurtenant facilities will be maintained by the Homeowner’s Association with a portion of maintenance costs being funded by Community Facilities District (CFD) 2018-1. This development is within the boundary of CFD 2018-1, which will provide funding for public safety services, lighting and landscape maintenance, and the operation and maintenance of open space areas, parks, and future cemetery. All landscaping will be maintained by either the Homeowner’s Association, various fronting property owners, or through CFD 2018-1 funding. |
