SUBJECT:Resolution 2020-51 of the City Council of the City of Fairfield Accepting the Improvements for Discovery II & III Subdivision as Complete

RECOMMENDED ACTION 
Adopt resolution.
STATEMENT OF ISSUE 
The resolution accepts the subdivision improvements for Discovery II & III Subdivision as being complete.
DISCUSSION
Meritage Homes of California, Inc. has completed all the required subdivision improvements at Discovery II & III Subdivision in accordance with the Improvement Agreement approved by the City Council on October 17, 2017, by Resolution No. 2017-231. This residential project consists of 90 single-family lots located north of Huck Road, and east and west of Ellis Godfrey Drive in the Gold Ridge Area.

Staff has inspected the subdivision improvements and found them to be completed in accordance with City standards and the requirements of the Subdivision Improvement Agreement. The proposed resolution accepts the subdivision improvements as being complete except for the obligation to repair or reconstruct defective work for a period of one year after final acceptance.

FINANCIAL IMPACT
Acceptance of the public improvements obligates the City to maintain the improvements, which include the streets, sidewalks, streetlights, storm drain, sewer, and water mains. Water and sewer bill payments will provide sufficient funding for maintaining the water and sewer facilities. Annual maintenance costs for the public improvements will come from property taxes collected through the county and may be supplemented with General Fund revenues, as needed. All public landscape and lighting improvements will be maintained by an existing landscape and lighting district.
